When we give you a price, that's the price you pay. Period. Material cost increases, labor changes, supply chain issues—those are our problems to solve, not yours. The only way the price changes is if YOU request changes to the scope after signing.

We pay you $1,000 per day for every day past the guaranteed completion date. This is written into our contract. We've never paid a late penalty.

Base construction starts from $160K/unit for a standard 2BR/1BA (ranging from $140K–$210K by configuration). The base price covers design, engineering, permit application services, full construction, premium finishes (quartz countertops, engineered hardwood), ductless heat pumps, triple-pane windows, HRV system, in-unit laundry hookups, and quality assurance. It varies by municipality—anywhere from 4 to 12 weeks. We handle the entire process and factor this into our timeline guarantee.

Helio handles all permit application services as part of our fixed price—we prepare drawings, submit applications, manage revisions, and coordinate with municipal staff. However, the actual permit fees charged by municipalities are not included, as these vary significantly by location (typically $2,000-$8,000 depending on project size and municipality). We'll provide an estimate of expected permit fees during your initial consultation.

Yes, as an optional service after construction. We can handle tenant placement, rent collection, and ongoing maintenance—or you can use any property management company you prefer.

We typically work on projects of 4+ units. Smaller projects don't generate enough efficiency to hit our price points.
