Privacy Policy

When you visit our website or submit forms, we may collect the following information:

• Contact Information: Name, email address, phone number when you submit forms
• Project Information: Property details, investment goals, and other information you provide in applications
• Usage Data: Information about how you interact with our website, collected automatically through cookies and analytics tools
• Device Information: Browser type, operating system, and device identifiers
• Free-allowance counting (Halifax Developments Map): The interactive map at /developments/ is open to everyone with no account, including a few full project dossiers per visitor each day. The map sends a random identifier that your browser generated — there is no name, email address or account behind it — with each project dossier you open. While you are signed out we use it to count the day's free dossiers: we keep a one-way hash of that identifier and of your IP address, the day, and which projects were counted. Those rows are cleared as the days roll over, and only a daily count is kept after that. When you are signed in, nothing is counted or kept.
• Account Information (Halifax Developments Map): A free account lifts the daily dossier limit on the map; the map itself does not require one. When you sign in with Google or an emailed code, our authentication provider (Clerk) collects your email address, your name and profile image where your provider supplies them, and sign-in timestamps. We ask for this so we know who is using the data; there is no paid tier. Helio's own database stores only an opaque account identifier and your notification preferences — it holds no name, email address, phone number, or postal address, and that restriction is enforced by an automated check on every build.

We use the information we collect to:

• Respond to your inquiries and provide the services you request
• Send you relevant information about our services
• Process and evaluate your application to work with us
• Improve our website and services
• Comply with legal obligations

We use the following third-party services that may collect information:

• Google Analytics: To understand website usage and improve our services. Google's Privacy Policy
• Google Sheets: To store form submissions securely via Google Apps Script. Google's Privacy Policy
• ImageKit: To serve optimized images. ImageKit's Privacy Policy
• Clerk: To provide sign-in and manage accounts for the Halifax Developments Map. Clerk stores your account record, including your email address and any profile details your sign-in provider supplies. Clerk's Privacy Policy
• Supabase: To host the development database and the account-preference records described above. Supabase's Privacy Policy
• Vercel: To host and serve this website. Vercel's Privacy Policy
• Mapbox: To render the interactive map. Mapbox's Privacy Policy

Transfers outside Canada. Helio is based in Nova Scotia, but the providers above store and process data on servers in the United States. Account information is therefore held outside Canada and may be accessible to United States authorities under the laws of that country. By creating an account you consent to that transfer. If you would rather not, the map itself, the neighbourhood dossiers, The Halifax Brief, Helio Markets, the Calculators and all published guides remain open without an account.

We retain your personal information for as long as necessary to provide our services and fulfill the purposes described in this policy. For application and lead information, we typically retain data for up to 3 years unless you request deletion.

Accounts. Account information is retained for as long as the account exists. Ask us to delete it and we will remove the account from our authentication provider and the associated preference record; we do this within 30 days.

You have the right to:

• Access the personal information we hold about you
• Request correction of inaccurate information
• Request deletion of your information
• Opt out of marketing communications

Our website uses cookies to enhance your experience and analyze website usage. You can control cookies through your browser settings. Essential cookies are required for the website to function properly.

If you sign in to the Halifax Developments Map, our authentication provider sets a strictly necessary session cookie named __session. It is what keeps you signed in; the map cannot work without it, and it is not used for advertising or tracking across other sites.

We implement appropriate technical and organizational measures to protect your personal information against unauthorized access, alteration, disclosure, or destruction.

Our website is not intended for children under 18 years of age. We do not knowingly collect personal information from children.

We may update this privacy policy from time to time. We will notify you of any changes by posting the new policy on this page and updating the "Last updated" date.
